Work only with buyers that are prequalified and motivated to move within 90 days.

Millions, but i do have a ready to go speech that tells the sellers why now is a great time to sell. All those sellers in December that decided to list, all went under contract before Christmas.
Yes... first its..we are waiting till the first of the year, then now tax time, then the summer is too competive... then why are the prices going up sooo fast, I wanted "that" house, now I want to wait till another one like "it" comes along, now why is the price so much higher (than 2 years ago).... We all have those buyers- just jump off the fence already

What ever I had I would donate to charity because the onus would be on me. Don't work with a buyer unless you know when they want to buy, why they want to buy, and where they want to buy.
