John,
All analytics are subject to interpretation, what is more important is to go out and get business. The first thing professors of statistics and analytics will tell you, is that all stats and analytics are subject to lies...a

I agree, it is nothing we do not know how to do, but paying someone to pull most likely prospects can save you a lot of time.

I don't mess with it. If it worked, NAR wouldn't be promoting it, the self proclaimed "gurus" would be.

Predictice analytics and smart data are something that's been an integral part of other industries for a long time but it is fairly new to real estate. It's not meant to replace the home buying process but rather prioritize your time so you can focus your time and marketing dollars on the most likely sellers.
It's ironic that someone could say they don't have time for predictive analytics because it's sole purpose is to save your time.
offrs.com is an established company that has had a lot of success with this.

No, tried it (paid for it but, didn't do it myself) and it was a total flop!

I'm in an extremely rural market. I work and do what works for me to get listings and buyers.

I can do pretty much the same by looking at census records and tax records as to when a home was purchased. You would be better served locating a neighborhood ready to turn over and farm it like crazy,

No, not that I know of. There are plenty of places that offer it now but some have said here they got poor results.
