Corey Christiansen Trigger terms are normally associated with financing. Should a lender for example refer to a down payment, it will trigger all other terms of the loan such as monthly payment, finance charge and the length of the loan. Specifying any one of these will trigger all the other terms of the loan.

If you're referring to a provision in the contract that requires something else to happen in order to be in effect, it's rare that you will need this, and you should avoid it. HOWEVER, we just executed a commercial lease in which we had an uncertain time frame for the lessor to deliver the space to the lessee--who was guaranteed 45 days possession prior to commencement date (paid time), and the rent increases began a year following commencement. LOL! You can see where we needed the first date to plug in the subsequent dates. We added a clause to the effect of: "Commencement date shall be April 1 or 45 days following landlord's written letter of delivery of rent-ready space, to be followed by an amendment to the Lease with the actual dates, and the Lease is not to be considered fully executed without the amendment."
It worked out fine and we got the updated dates into the amendment. But I will tell you that I am fairly well seasoned and it STILL made me nervous, and I consulted with legal before proceeding to add that verbiage.
