Okay, file this under 'win some, lose some' and then hang it in the abstract.
I did NOT like the way that tenant spoke to you.
If he did not respect the good job you did as a property manager enough to schedule time with you THE NEXT DAY? POOF!
I have a little saying that's taped (actually over the camera aperture) on my PC:

There is never a guaranteed sale. I would also say shuffling the kids around after school left you without time also.

Yes,
In 2004 we were on vacation and somebody asked me about a house in Golden Beach on the beach...

Wait, Wednesday afternoon, listings are 30 min away and he makes a "take it or leave it proposal? . Sorry dude. I didn't lose the opportunity, I gave it someone else who would put up with your demands.

$5.1M sale. I turned off my dumb cellular after 10 PM and people panically called another agent. This happens to be an agent few people like.
My corrective action after coming back from Vegas was getting a new smart phone with eMail access.
You are good to me but I need someone right away can not wait for Sam to return my call next AM. How can one make a 6 figure with a few hours of work? I called that agent who got a god giving lead recently wanting to purchase a duplex. She never returned my call. Too bad for her I waste no time got a new home.
Yes, I do have a trust partner. We cover each other these days.
PS: That person told me later the seller refused to pay the signed commission made a big stink out of it. It was $4.8M. It settled for a lot less dough as it was sold 1st weekend. You see, even signed contract realtors fees are involuntary changed.

Nathan,
This has never happened to us. Our team was incredible and moved like lightning to take care of our clients. It certainly has nothing to do with you in my opinion. It has to do with some quirk in the guy's personality. A

I'm sorry to hear that. But again, you never know. Under contract does not mean= it is closed.

Can't say this has happened...yet. This issue was not about you but the tenant turned buyer. Couldn't wait til the next day for someone he respected? Hmmm.

LOL (what you said to your wife). My tenants know that if they buy with me they have a MUCH easier time at checkout and a more flexible move out date.

That is really sad. But buyers need to show respect to their agent's schedule. Expecting someone to drop everything to accommodate their immediate need to see homes that day is unkind and unrealistic. The showing instructions for those homes may require 24 hour notice or the listing agent may need to be present for showings. Every buyer should give their agent some notice in order to make the showings happen.

well, when one works with buyers, there are only so many buyers one can fit into a schedule and service properly.... listings are another story....

Quite a few years ago but it was simply that the buyer a guy I knew.. called and wanted to see a house in an hour I already had an appointment asked if we could do it afterwards... nope he called someone else

UGH, sad to think they could not wait. During the spring and early summer that is the case for me too!

Never.
Guaranteed is not part of my vocabulary in regards to a transaction.
"My schedule is too full" comes with consequences.
About once a month I get a call from someone parked at the curb in front of a house. "I want to see it NOW!" is NEVER accommodated even when my schedule is not too full.

I don't remember this ever happening to me. We all only have so much time and sometimes these things will happen.

Nathan Gesner This happened to me about eight years ago. I lost two buyer sales in one week. Shortly after I was venting about it to very successful agent that I know. He asked me about my business and sais that I needed to start a team. He said that I was not following up as well as I should and that I was doing a $10 an hour job of a transaction manager instead of my $100 an hour job listing and selling. Then he said, the right agent could make $100,000 a year from your garbage can. Get yourself a transcord, hire a buyers agent (give them 50% of that 100k) and you will make another 100k a year..... He was right!
You need to grow. Grow smart but grow. Stop stepping over dollars to pick up nickles. Build your team.

I have "outsourced agnets" I use in specific areas of Oklahoma City because I only handle investors. No losses that way and it doesn't matter who they are with.

I can't fret about the ones that got away although I have no recollection of ever losing a sale, only listings. Many fish to fry & not enough time.

If I absolutely couldn't make the time to show houses to a buyer like that, I would offer him/her a financial incentive to wait for a day.

Only once and it was unavoidable. You can't be two places at once. It was an end of year tax consideration and time ran out!
