When I lived in North LA County in the area known as Valencia, I often enjoyed their Bella Via festival in which spectacular chalk artists created replicas of masterpieces on the pavement.  Unfortunately, outdoor these works of art lasted for just a few days.  The closest thing I've seen to that here in San Diego County is the Carlsbad Art Splash.  The setting is in a beautiful spot -- overlooking the Pacific Ocean.  As soon as you walk in the entrance, a Starbucks booth is set up to give you a free cup of robust coffee.   The sky was that wonderful blue that we so often see in Southern California.  There were squares drawn on the pavement available for  purchase for your favorite kids to use to create their own work of art.  Some of the "larger square"  artists were outstanding -- some...

My phone rings daily with the same question, "Marc, I can't afford my house and I have no equity, what do I do?" Well, there are several options available to you. The main thing is to take action! 60% of North San Diego Homeowners, and all homeowners for that matter, will do nothing. This leads directly to a foreclosure!!! A proactive plan of action can often times help keep a homeowner in his home!! It's important to note, that 80% of homeowners want to KEEP their home, so you must make some changes and take intelligent action IMMEDIATELY! When I meet with a client in this situation, here are a FEW of the things we cover: 1) Do you want to keep the home? Can you afford the home? Are you willing to make changes? 2) Let's look at your expenses and look for places to save money! We can no...

So, when do we hit the bottom? Where are we in the North San Diego Real Estate market? I hear these question daily, and while no one really knows, we can look at key indicators to identify and get an idea of what the future might bring to the North San Diego Real Estate Market. To understand the future, we must briefly look at a big reason the San Diego Real Estate and the North San Diego Real Estate Market are in this condition. The tough market is largely due to the Adjustable Rate mortgages that were so popular in 2002-2006. These loans would offer a very low introductory interest rate, with a rate adjustment in 2-5 years. While the are numerous other factors, the number of resets (loans adjusting to a higher rate) will increase. The sales pitch by lenders was simple, "don't worry ab...

Fall is in the air in Carlsbad, California. Some folks who don't live here think we don't have seasons, and that it is sunny and warm all the time. Well, it is that way much of the time, but we certainly do have seasons, although they are less dramatic than many parts of the country. If you do not enjoy cold winters and hot, humid summers, Carlsbad offers the perfect alternative.  And you can escape to the desert for heat, or head to the mountains for snow just a short distance away. You can even see the snow on the mountains from Carlsbad.     As a former New Englander, accustomed to 90+ degree temps and humidity in the summer, and 20s and below in the winter (which lasts 6 months it seems) with lots of snow, sleet and slush, moving to a place where temps typically range from the 50s t...

The Carlsbad real estate market continues to evolve, and the data for September show a number of changes since August 2008. This does not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed. Because the media reports speak in general terms, rather than local, the information you hear in the media may not represent the reality of our local market, so having data from a knowledgeable agent about your particular market conditions benefits you as the buyer or seller. In September 2008 there were 101 homes sold in Carlsbad's 4 zipcodes. Here's the breakdown of overall activity. TOTAL HOMES Detached Attached Number 101 70 31 Days on Market 61 72 50 Average $/SF $302/SF $283/SF $322/SF Average Sales Pr...

If you are considering painting your new Carlsbad home, or perhaps freshening it up for sale, think about the environment, and your own health. The Freshaire Paint and colorant system offers you the opportunity to avoid using paints with VOCs (volatile organic compounds - wow, that's a mouthful) that cause poor air quality. What is unique about this paint is that the coloring added ALSO has no VOCs. Other paints claim to not have VOCs but when you add colorant they can no longer make that claim, so The Freshaire Choice is different. While we usually hear and think about the air quality outside, much less frequently do we consider the indoor air quality. According to the EPA (see The Freshaire site), indoor air quality can be 2 - 5 times more polluted than the outdoors, something to cons...

Carlsbad, like many other communities, will be celebrating an annual Oktoberfest on October 4, 2008. This annual event, the 26th, will be held at the Holiday Park at the intersection of Pio Pico and Chestnut  just east and south of downtown Carlsbad Village. The event, sponsored by the Carlsbad Rotary Club,  will run from 1 pm until 10 pm with a wide range of events - pumpkin decorating and face painting, to name a few, and of course the requisite German food, music and dancing. Visit the Oktoberfest website to learn more. Tickets (which are $10) are available at a number of locations including Al's Cafe in the Village and the Boys and Girls Club. Get out your liederhosen!

One of the pleasures of living in California is the amazing array of topography - from beaches to mountains, forests to wine country, and deserts to cities, the variety is truly remarkable. And living in Carlsbad and surrounds allows you to experience much of what California has to offer, within just a few hours. Essentially the entire west coast from Oceanside to the Mexican border is beaches. These range from easily accessible, where you can park along the road and walk right onto the beach, to those which are far more remote and require a vigorous climb down stairs and trails (e.g., Torrey Pines and Black's Beach in La Jolla - be forewarned, Black's Beach is a well-known nude beach, although not all is clothing optional). Some offer amenities (like snack bars, showers and volleyball ...

It was announced a number of months ago that a new area code was being planned for our area. The 760 area code covers the largest area in all of California. Not only do we have it here in Carlsbad but folks all the way up in Barstow (one of the hotter places in all of California) do as well...'bout 2 1/2 hours northeast heading toward Las Vegas. The new area code, 442 has been proposed for the SW part of the state, and a significant portion of San Diego County would then need to switch to this new area code. What makes no sense to me is that the northern portion of the county would become 442, but the southern portion would remain 760, as would the large area north and east of SD County along the Nevada border. How confusing is that? What IS the logic here?! It goes without saying that ...

Calling all Foodies! The Taste of Carlsbad has been a popular fund raiser for the Carlsbad Educational Foundation for a number of years (since 1997). And for the last 2 years it has been part of Art Splash. READ MORE: Art Splash is Coming to Town The Carlsbad Educational Foundation (CEF) has been successful with a number of their fundraising endeavors and has decided to no longer sponsor the Taste of Carlsbad. This very worthy foundation was founded in 1983 in order to develop a superior school system in Carlsbad. Since their inception, the CEF has contributed over $4 million to the Carlsbad Unified School District. Not to let this great event drop, the Taste of Carlsbad is now the Taste at Art Splash. That's right - Art Splash is now the official sponsor of this terrific food tasting e...

Bressi Ranch is getting a face lift, so to speak. Or perhaps more accurately, the face of Bressi Ranch, one of Carlsbad's newer master planned communities, is changing. Residents should be pleased that the retail village is now taking shape at Bressi Ranch. Many bought here, in part, because of the allure of having a walkable community with shopping and office space right near by. While many of the corporate buildings have been completed and tenants have moved in, the retail village has lagged in getting built. The only retail-like facility that is open is a has station and car wash. Important to have close by, but it ain't grocery shopping.     READ MORE: Bressi Ranch Corporate Center- many new buildings and office space for purchase and lease adjacent to the Bressi Ranch community Th...

The annual Carlsbad business expo is coming to town at the Westfield Mall in north Carlsbad just south of the 78 freeway. This event, hosted by the Carlsbad Chamber of Commerce, is an excellent way to gain more information about some of Carlsbad's best businesses and services. Specialty pavilions, featuring the latest updates and trends in goods and services, will focus on Health and Wellness, Technology, Travel and Tourism, and the Home. One of the cool features is that E-World Recyclers will be there, recycling e-waste for free (computers, MP3 players, TVs, phones, stereo systems and much more). Anyone bringing e-waste for recycling will be admitted to the Expo for free; admission for others is $5, a real bargain. And if you pre-register at the Chamber website they will send an email ...

Want your homes value in Carlsbad?                                                    Lots of factors influence the value of your home. The San Diego real estate market regarding house values has dropped significantly in the past year, however Carlsbad Home Values remain strong, relatively speaking. Carlsbad is the most desired and popular location in North County, maybe even all of San Diego.                           If you are looking for Carlsbad House Values, what that home sold down the street, or Carlsbad Real Estate trends in general, check out my Carlsbad Home Evaluation page of my Carlsbad Real Estate website where you can request a home evaluation and see home values on Cyberhomes .

The well-known Cannon Art Gallery in Carlsbad, and Director Karen Maguire, have once again brought area residents and visitors an intriguing art exhibit which runs through November 30, 2008. READ MORE: Carlsbad, California - A Town Fond of the Arts The current show, titled Sleeping Beauties, is about headrests - not those in your car but the collection of wood, ceramic, porcelain, rattan and bamboo headrests from around the world, primarily Africa (including the ancient Egyptians), Asia and Oceania. 149 headrests were on display from the Jerome L. Joss (founder of "sealy posturepedic") Collection at the Fowler Museum. These objects serve a variety of purposes - utilitarian (to preserve elaborate hairdos; support the head during rest), cultural (status; communication; as a bridge between...

The Fish House Vera Cruz in Carlsbad (there’s one in San Marcos and in Temecula, too) has a great reputation for fresh seafood, simply prepared, as well as large portions (many of the dinners come with 2 choices of side dishes, more than most folks can eat). This family style restaurant is a no frills/come-as-you-are kind of place, but residents and visitors alike love it. You can expect to wait on the weekends, and summer time, as you would expect, is the busiest. It’s a great lunch spot too. Just a couple of blocks from the beach in downtown Carlsbad Village, Fish House Vera Cruz has a huge menu with a wide selection of fresh fish everyday (it changes daily). There are other selections, too, for non-fish eaters. But Fish House Vera Cruz also has a fabulous fish counter for those who w...

If you are relocating here to Carlsbad from another area you may decide to ship your car rather then driving, especially if the distance is significant. Or perhaps you will want to ship the second car. Whatever the reason, here are some things to consider: Work with a reputable car shipping company. Understand that a company may outsource to different carriers, as moving companies do, but make sure you know they have the experience and reputation. Check references. Some moving companies will also ship your car along with your household goods. Check to see if yours does, it may be less expensive than a separate shipping company. Find out how they are going to ship - in the same truck as your personal stuff or on a separate trailer being towed (car is not protected) Obtain several estimat...

Folks moving to the Carlsbad area, and Southern California in general, will certainly notice the Spanish influence on street names. And tract homes in subdivisions being what they are, street names tend to cluster along some sort of theme. It may be elusive, but nonetheless you will generally find some similarities. Aviara, the resort residential community in south Carlsbad anchored by the Four Seasons Aviara Resort has a bird theme. No surprise. There's Black Swan, Grebe, Surfbird (generic), Tern, Black Rail, Kingfisher, Pelican, Shorebird (well, also a bit generic), Hummingbird, Spoonbill, Sparrow, Towhee, Merganser, Goldfinch, Avocet, Tanager, Sanderling, Blackbird and Whimbrel. Other areas in this neighborhood are plant/flower oriented - Daisy, Orchid, Poppy, Begonia, Rosemary, Alys...
