Confused On Whether The Conforming High-Balance Program Is Temporary?  Well, you're not alone.  One of the biggest misunderstandings from Realtors (in the High-Cost Areas) I find is they thought that Fannie Mae's High Balance Loan Program will be disappearing at the end-of-the year again.  Yes and No is the Answer. Let me clarify.  Fannie Mae implemented the High Balance Loan Program (permanently) for 2009 to Maximum Loan Balances of $625,500; but in March, it was (temporarily) modified to the limits in 2008 ($729,750 Maximum Loan Limit).  Remember, it was implemented because it was called, "Conforming Jumbo" in 2008.   Here's a link to Fannie Mae's website for all the information on the High Balance Loan Program (Click Here).  You'll also find the information in the Chart below:   Now ...

Among the trends highlighted at this year's International Builders' Show, more Americans are saying goodbye to McMansions and are buying ‘right-sized' homes instead. There's also high interest in green elements, organization, fewer luxuries and practical appliances. Outdoor spaces are not being wasted thus outdoor kitchens and entertaining areas continue to rise in popularity.  With this in mind, we've decided to introduce you to some wonderful Hollywood Riviera Remodels.  The home we noticed recently is the home at 429 Via Los Miradores, owned by Mary & Raleigh Harris. When you consider today's housing trends, this home tops the list for a "right-sized" home!  They have owned their house now for 30 years and have remodeled it twice over the years.  This home has great curb appeal wit...

Home Staging provides many benefits, a designer's touch and inspiration, professional referrals, guidance and help with preparing your home for sale.  Home Staging also provides one more key element: an objective eye. Our homes are functionaly and comfortably suited to our lifestyles.  We know where everything is and we're also strangely oblivious to where everything is.  It makes sense to us that the kitchen counter is filled with items needed for everyday life- the toaster, knife block, can-opener, mixer, mail, canister of utensils, coffee, tea, flour, sugar..., look in your kitchen, I'm sure there are more things you can add to the list.  How's the bathroom counter looking?  Your nightstands and dresser?  How about the kids' toys- I could swear they really do walk around on their own...

I have a great website (I think) but is kind of lonely. With active rain I feel the energy of the voices inside. I get responses, I have connected, I have friends. My friends have something worthwile to say. Its better, way better than high school but there is a bit of that too. There are the Popular bloggers, the cute way of saying things, the ones who know everything, the smartest, the teachers pets, the overachievers, the underdogs. Its ok here at active rain, we all have a space, a place and a voice. Thats a lot to love. The way its not like high school is that its cool to share your knowledge. Active rain took me to Inman, to REBAR camps, and it connects me to my real estate friends everywhere. Here is my yearbook sign in page. ( we make comments on active rain- just like yearbook ...

What they are. Short sales....are really long sales in time. The short part is the owners problem in that the loan is short of what someone will pay for the house. One makes an offer, it can sit there for several months before a response from the bank. Each bank seems to handle them differently, and the first and second many be with 2 different banks (that's more time). The buyers make offers get tired of the wait and go find another property. The bank is finally ready and the buyer is gone, Or worse is when you make an offer and wait a month or 2,3,4 months and a few days before they get to the file a higher offer or better terms comes in and knocks yours out of the place.  Lenders helping FHA buyers with 3.5 % down are frustrated because the bank will pick the one with more money to...

I was sad to have missed the Farmer's market this morning. :( I had a early meeting I did not want to miss. If you haven't yet been to the Redondo Farmer's Market you must go. I have attached the details below courtesy of the City of Redondo Beach's website. They have fabulous cheese, kettle corn and FLOWERS..well everything is great there!!! You can grab a bunch of amazing smelling tuberose for only $6. Place them anywhere in the house and you feel as though you have escaped to HAWAII. I have also bought a few hard to find plants there, though the walk home was not fun!! If you BBQ a lot try the Balsmaic BBQ sauce it is good stuff! It doesn't last for long though so be sure to use it up while you can. I love Redondo. Where else can you buy fresh produce while watching the dolphins play...
