Seriously, I mean it.  This Orlando Buyers Agency office  will never, ever throw the home buyer under the train...and there have been plenty of opportunities: Like the time... that Orlando roofer offered to write me a favorable report on a roof that needed to be replaced.  (Not a chance, don't sugar coat...the home buyer needs to know the truth)   Like the time... the Orlando listing agent tried to give me the "we are buddies" you really don't expect the seller to fix the small items on the inspection report, do you? (Please read the contract again and then yes, have the seller fix it.)   Like the time... the Orlando seller walked off with the top-of-the-line appliances and the listing agents response was "So what?? They were not planning on leaving them".  (You bet I stomped my feet. M...

If you’ve ever been a homeseller, you know what a hassle it can be. An agent makes an appointment to see your house. Your house has been cleaned from top to bottom. The kitchen sparkles. The lights have been turned on. The blinds have been opened. The carpet has been vacuumed. The furniture is dust-free. You’ve flushed all the toilets and put all the lids down. You’ve rearranged your time to accommodate the homebuyers. You’ve forgone a meal or put it off to later. Wonder of wonder, the agent has it altogether and arrives on time. You’re already celebrating his or her efficiency and professionalism. You leave your house on an errand you didn’t plan on going on and let the agent freely show your house to strangers. A half an hour later, you return home. There’s no strange car parked in yo...

Sales of existing homes in Orlando FL continue to be strong. So don’t listen to the Bad-News Bears that the economy is failing. Or the Chicken-Little Reports that the sky is falling. Or the false warnings of The Boy Who Cried Wolf. Existing home sales in Orlando FL are not going down the tubes. Actually, they’re holding steady compared to prior year. In fact, they’re ahead. Today I read the following headline: Existing Home Sales PLUNGE TO 15-Year Low.  Well, that would scare the tar balls out of everybody trying to sell their home ... or contemplating selling their home soon. But don’t be swayed by the 6-O’Clock News. Or at least, the 6-O’Clock Real Estate News for Orlando FL! In July 2010, sales of existing homes in Orlando FL — specifically in Orange and Seminole counties — were 2,11...

The number of houses for sale in Orlando FL is down 32% compared to 2008 inventory, which itself had decreased 8% compared to 2007 year-end inventory. While this is an encouraging sign, inventory will have to decrease at least another 40 - 50% — or 5,000 to 6,000 houses for sale — before the Orlando FL residential real estate market returns to normal levels. Until residential real estate inventory goes down to levels seen in the 2001 through 2004 timeframe, houses prices will probably remain relatively flat.   If the booming sales levels achieved in 2009 continue, we may actually see a true bottom to the Orlando FL real estate market and a resumption of modest appreciation gains of house prices by year-end. Until then, homeowners who need to sell will have to compete with all the other ...
