Buying a Luxury Home in the Keauhou Resort Area of Kailua-Kona, Hawaii Many of the luxury homes sold in Kona are used as second homes and sit empty for much of the year. I was visiting a friend in the upscale, gated Keauhou Estates recently and was surprised to see about 90% of the homes empty with the lights out. Kona Real Estate Market Update as of October 2012 The real estate market in Kona on the leeward side of the Big Island of Hawaii continues on it's path to recovery in 2012. The most recent statistics show median year over year, 2011 through 2012 sales prices for homes and condos increasing. Home prices are  up 5.87% while condominuims jumped 9.88% during the same period. Inventory is low right now and that may explain the drop in number of homes and condominiums sold in comparason to 2011. The number of homes sold is down 2.87% and condominium sales numbers are down 4.82%. Kona land sales prices took a 14.87% drop while the number of lots sold increased 5.56%. Do you ever feel like - you wish you would of, could of, should of, you saw the writing on the wall, but you just didnt read it? Well, I am in the business, I see the writing, and I am reading it now.  When I talk about these numbers, I am reffering to West Hawaii, Kona area.  My Friends - Median price - YTD (year to date) Kailua Kona - West Hawaii  Homes - UP 5.77% Condos - UP 8.43%  Vacant Land - up 9.79%  These are not just numbers compiled from 1 good month, like I said above, this is  YEAR TO DATE, its a trend, not a bubble.   Kona Real Estate Market Update - July 2012 The Kona and South Kohala real estate market continues to recover in 2012. Median sales prices for homes in North Kona were $397,000 in July, an increase of 13.75% over July of 2011. Year to date the median sales price of single family homes is up a slight .12%. Condominiums in North Kona saw a July median sales price of $168,000; an increase of 22.63% over July 2011. Year to date, North Kona condo prices are up 11.28%. The number of homes and condos sold in North Kona year to date is up slightly. South Kohala resorts recorded a median sales price drop from $410,000 to $310,000 in July but year to date figures are showing an 18% increase. Get a Free Kahakai Estates Home Valuation The Kahakai Estates Subdivision is a popular gated neighborhood in Kailua-Kona. Originally built in 2003 by Stanford Carr LLC. the Kahakai Estates offered 4 models of homes to choose from on lots that range from 1/2 to 1.75 acres. The upper portion of the neighborhood consists of 1 acre lots, some with custom built homes. Homes were sold pre-construction in phases and they sold out quickly. I rode my bike to Kailua Bay to go for a swim this weekend and saw that they were having outrigger canoe races. Outrigger canoe clubs are very popular out here in Hawaii. Just about any coastal town has a club and on occasion they all get together and compete. Outrigger canoes have always been an important part of Hawaiian culture. For over a thousand years in Hawaii, they were the fastest mode of transportation available. Having the fastest and strongest team has always been a source of pride in a community.
