Cash is king again? I was poised to write about how cash has taken over the market from a national RealtyTrac survey and that is indeed the case in Elgin! Conventional financing has dominated for financing types in Elgin compared to other surrounding areas where in some cases 'cash is still king'. Goes to show you how each community is recovering at different levels in different ways.  Still have to wonder where all these folks are getting their cash to purchase these Elgin homes. Investors are obviously working with it so they can purchase those sub-level properties that will not be able to be financed because of condition. How well we are seeing improvement seems to make a difference in what area or subdivision you live in.  It’s really not an evasive answer, it's an accurate one.  Each area and subdivision is totally different! Here’s what I can tell you about the overall Elgin market –Single Family Homes -  Elgin averages 130 home sales a month.  Inventory is up substantially over other neighboring areas. The percentage of homes going under contract each month is 18 to 23%. Market time is 108 days which isn't exactly quick.
