Okay.  I know snoozed and losed aren't real words.  I just wanted to get your attention.  Story time.   I recently had some buyers that found the perfect home for them.  It was a home priced under market value in South West Fort Wayne.  The size was perfect, the area was perfect, and it had a pond in the back yard.  Oh, and It was priced $20,000 less than the other homes I have showed them.  Did I already say it was perfect for them??   Well...  when I showed it to them last Thursday and saw how much they loved it...  I pushed.  If you know me or have read any of my previous blogs you will know that I'm not pushy.  I hate pushy.  But...  in this case everything was perfect.  All the stars aligned.  This was their home!!   The listing agent told me that he had 3 other offers coming in.  ...

  The other day I was having a conversation with my neighbor and his son in law.  We chatted a while about what his son in law does for a living, and he eventually asked me what I do.  When I told him that I sold real estate in Fort Wayne with RE/MAX Home Connection, his resply was this...   "Oh  no!  You are in real estate?  I'm SO sorry!  Man, it must be tough out there with this economy.  Prices are down, people can't get qualified for a loan.  Whew!  How are you surviving??"   I chuckled and then told him to stop listening to the national news and that all real estate is local.  The Fort Wayne real estate market is alive and well!!  Buyers are buying.  Lenders are lending.  Sellers are selling at close to list price (when priced right). We listed a cute little ranch last year in South West Fort Wayne.  After our initial meeting with the sellers, we knew that we needed to list it at the top of the price range for that area because of how tight they were on what they owed.  The selling price wasn't unrealistic, but we knew it could take a little while to sell.  We all agreed and then put it on the market.   We had a fair amount of showings, but no offers.  Not a huge surprise.  Then Agent X showed it.  She told us that her buyer was interested.  Then she showed it again.  Then again.  Three showings and she kept telling us they were interested...  but no offer yet.   We were approaching the end of our contract with the sellers.  They were (as were we) a little frustrated with Agent X and all the showings with no offer in...

  A few weeks ago Amanda and I went to meet some sellers in Fort Wayne to discuss listing and selling their home.  After we got the grand tour, we sat down at the dining room table to discuss the home selling process and what they should expect.   After a half hour of discussion, it was time to talk price.   The home was a nice ranch in Southwest Fort Wayne School District.  It appealed to the masses and in our opinion, would sell quickly for $130,000.  We recommended pricing it around $132-135,000 with the expectation of selling around $130,000.   The sellers looked at us like we were crazy.   Apparently they had received some advice from friends (not in the real estate business of course) that they should list it very high in hopes they can get more for it.   If we could get ALL of o...
