31 Days of December Challenge - Days 1, 2, 3, 4 & 5 Day 1 - Wrote 2 real estate market reports, knocked on 13 expired listings, worked on my holiday card list for clients, customers, SOI and other contacts I have made this past year. Day 2 - Wrote 2 real estate market reports, and the rest of my day was filled with negotiating an offer on a home that has been listed for less than 2 weeks! We are close. Started writing out my holiday cards. Day 3 - Previewed homes for some of my buyers. Made appointments to view homes for a buyer I'm seeing on Saturday. You Never Know Someone Until You Friend Them On Facebook! We've all done it. Allowing someone from high school on your Facebook friends list. You knew them. Always a pleasure in school. Happy and friendly. "OMG, you look great!"  is what you say to them when you first accept their friend request. Not a problem until....... You see photos of them flipping the double-bird cross-armed. You see them bashing their kids with words you are not sure you've ever heard of. They say derogatory statements about certain groups of people. They say they "hate" their spouse. Lindenhurst NY Sold Homes Analysis 1/1/10 - 11/30/10 227 homes sold in Lindenhurst NY this year so far. The average sold price is $302,148. In 2009, 230 homes sold with an average sold price of $310,879. For the most part, the average selling prices for 2010 are over $300k. When comparing the 2010 sold prices to 2009 sold prices, 2010 is down 1.03% so far. We will see what December 2010 brings and how it will affect the 2010 sold prices. Babylon NY Real Estate Sold Homes Analysis 2008 - November 2010 85 homes in Babylon NY have sold this year. 69 homes in Babylon NY sold in 2009. So that means there are more buyers this year than last year. This is probably due to the Home Buyer Tax Credit that expired in April 2010. Will be interesting to see what 2011 will bring!The average sold price as of November 2010 compared to November 2009 are almost the same. Let's hope this trend continues throughout 2011. Long Island Earthquake 11/30/10 @ 10:45 A.M. This earthquake in Suffolk County was a magnitude of 3.9 and located 120 miles south-southeast of East Hampton. I felt nothing. Some felt it as far away in Baldwin which is in Nassau County. I heard about it from a link on my Facebook from Channel 12 News. I live in West Babylon and someone in Babylon felt it. Seems to me that those that felt the quake, live on or very near the water with the exception of a few towns that aren't. I think reality has sunk in knowing that Long Island can have earthquakes. Imagine if a larger one hit Long Island? I researched about what to do during an earthquake and am going to talk about it with my son today. Red Cross: What Should I Do During An Earthquake?

Bob's Discount Furniture Review - Farmingdale NY - Awesome Experience! It was time for us to get a new sofa and loveseat. Hubby and I love recliners so we knew that is what we had to get. We decided to go to Bob's Discount Furniture located on Route 110 in Farmingdale. The sales people at Bob's do not cling to you like a velcro doll. They say Hi and that is that. Carbon Monoxide - The Silent Killer I don't know about anyone else, but I wouldn't be able to sleep without a carbon monoxide detector. We bought the one pictured by Kidde. It came with a battery and all you do is plug it in. If the power goes out then the battery takes over. It has a tamper resist feature which means if you remove it from the wall, the alarm will go off. That's perfect for me! All you have to do is remove the battery tab and plug it in and you are done. Happy Thanksgiving! Get Those Cameras Ready! Thanksgiving is a day where we all get together. I look forward to just being with my family and knowing how lucky I am. Tomorrow morning I start the day off with watching the Macy's Parade. Love it! My camera will be ready for tomorrow afternoon. I am big on taking photos during the holidays because it's important to me. I love having new photos of my son, nephews and the rest of my family. Lindenhurst NY Open House Success I had my first open house with my new listing on N. 6th Street in Lindenhurst NY. It's an expanded ranch and has a custom kitchen with Brazilian wood floors, stainless steel appliances and cement counter tops that knock your socks off! The open house was from 1 to 3. A few agents dropped by on their own and a few buyers by themselves. At 3, when it was supposed to end, I had so many people I lost count in my head at 18!
