Last week, Fannie Mae released their Home Purchase Sentiment Index (HPSI). Though the survey showed 77% of respondents believe its a good time to sell, it also confirms what many are sensing: an increasing number of Americans believe its a bad time to buy a home. The percentage of those surveyed saying its a bad time to buy hit 64%, up from 56% last month and 38% last July.The latest HPSI explains:Consumers also continued to cite high home prices as the predominant reason for their ongoing and significant divergence in sentiment toward homebuying and home-selling conditions. New Construction Home Sold and Closed in Katy/Fulshear   My client purchased a new build home during the early spring of 2013 and this home was closed two weeks ago in mid-October 2013. I did not post a blog about this closing as my client had not yet moved into this beautiful home. This new home purchase is what we call a dirt sale as there is nothing except for the lot when the initial contract was written. The home is located in Churchill Farms which has a Fulshear address but is zoned to attend Katy ISD schools. New construction starting at the beginning is not for every buyer. Churchill Farms Homes for Sale Katy June 27, 2013   Churchill Farms in far west Katy or eastern Fulshear is a fairly new subdivision that began with land being cleared during November 2011 and homes being sold without a model(s) during January 2012. Churchill Farms has a Fulshear mailing address. The neighborhood is considered Katy by some folks and is considered Fulshear by others. The key here is that this neighborhood has a small town feel and is close to the City of Fulshear while at the same time Houston is approximately 30 plus miles away.    One of my clients purchase one of the first if not the first home sold in this neighborhood.   New Home Development to Begin in Fulshear near Katy Texas Beazer Homes has teamed up with Taylor Morrison homes to develop and build homes in Fulshear Texas. The neighborhood is named Churchill Farms and will consist of approximately 570 homes when completed. Each of the two partners is taking a 50% share of development and home lots costs. The neighborhood is being built on 209 acres and is located on Highway 1463 south interstate I-10. The Western boundary of Cinco Ranch is nearby and you can already see that the site is being prepared for home building. The plans are for homes to be priced in the $180,000 to $400,000 range.
