I contacted John Herreid about trying to sell my house in March because I wanted to move back to California. This was after the house had been unsuccessfully listed for sale with two other realtors over the previous 12 months. John listed the house at the same price ($300,000) as the previous realtor whose listing expired without a sale. As promised, his marketing program was extensive and effective. He put 25 pictures of my house on the Internet; the other realtors used 21 and 17 respectively. John also developed an extensive virtual tour; neither of the other realtors used a virtual tour. He included information about the extensive upgrades I did which was also not done for the previous listings. He generated extensive Internet exposure through the Keller Williams Listing System which put my house on over 350 separate web sites. That produced over 3,500 property views on Realtor.com; the virtual tour was seen 150 times. John made it a point to stay in touch during the entire process. He called at least once a week and also sent weekly email reports about what was going on with the listing. After the house was on the market for 19 days, we received an offer. Average days on market was about 120. I followed John´s recommendations for a counter offer and we arrived at a selling price of $290,500 which was 96.8% of the asking price. Average selling price to list price was only 89% at the time. He also led me through the inspection and conveyancing process to a smooth settlement. I am very pleased with his service and recommend him to anyone who is thinking of selling a house.

John Herreid of Keller Williams Real Estate listed and successfully sold two of our properties. One was our primary home in Glen Mills, Edgemont Township, which we listed in February of 2009. We worked with John Herreid for several months looking for a new house. John set us up with an automatic e-mail each time a house that met our specifications came on the market. In September, he sent us a listing for a house in Wallingford that was originally listed for $645,000 and was recently reduced to $579,900. With John´s direction and guidance, we negotiated $24,900 off the final asking price. While referring us to a number of helpful resources to find a mortgage and inspection services, he also negotiated a long settlement of 60 days because we had a house to sell. John also listed our house and provided a market analysis that indicated it should sell somewhere between $350,000 and $360,000. Our house went on the market on October 4 for $374,900. After two weeks, we agreed to reduce the price to $359,900, which was John´s first recommendation. Within 28 days of the reduction, we had an agreement of sale for 97% of the final asking price, with a settlement date only 2 weeks after the purchase of our new house. This was at a time when the average days-on-market was 128 days and 40% of the houses listed were not getting sold. John´s quality marketing program and knowledge of the housing market made this possible. In addition to the impressive technology that John used to buy and sell our houses, we were impressed with John´s quantitative analysis to support the decisions that he recommended we make during this challenging time. We chose John Herreid to be our Listing Agent after a period of time during which we tried to sell our house ourselves. We chose John because he had the best marketing program we saw and he also gave us the freedom to continue selling on our own to see if we could generate a better deal and save the commission. John's marketing produced an average of 4-5 showings a week until the house sold. During the latter portion of the listing, he also took personal initiative and solved a water leak problem which developed after we had moved out. Second, part of his service was that if we could find a buyer on our own, we could do that and avoid paying a commission. We selected John Herreid to sell our house after a bad experience with two other realtors. Over a period of nine months, we had the house listed and were not successful in getting a sale. During a time when we were trying to sell it ourselves, John contacted us. He offered to market our house and also allow us to continue to sell on our own. If we found a buyer on our own, we would have owed him no commission. As it turned out, John's work did produce a buyer and we had an agreement for 97.6% of our asking price in 15 days.
