It doesn't matter the size of the sale, if it's out of my area, I refer it out. 

There are other factors beyond size(house size/commission/location)  when it comes to my real estate practice.  Is that your question.  I read it more than once.

If it is out of my area I usually refer it out. There have only been a few exceptions -- and the size of the property or the amount of commission really has nothing to do with it.  I want to make sure I am doing what is best for the client (buyer or seller).

I will refer out if it is outside of my marketing area no matter how big or small. I feel they are better served with a local agent.

It all depended on the property for me William Feela . Also it may have depended on the time of year as you well know we are far less likely to travel a good distance in the winter and in snowy conditions.

The market sphere can be much larger for listings than it is for those wanting to purchase through me. Each situation is different and there are times when I can help and also when I can't, however, the property value is not a consequence of that decision.   

It all depends how comfortable I am with the area. Like where I grew up may be 30 min away but I know the area well and my mom still lives bed there so I can show a Home and visit her too!

Regardless of the size of the sale, providing best service to the consumer would mean referring it out if it is not in an area I'm familar with, licensed to work within, and/or plain doesn't make sense for me to service. 

Depends on the listing, for Land we can cover a huge area with our personnel spread througout the state, for homes we refer them if not close to an office.  For buyers most of them get referred unless I have a team member very close to the target area.

I first ask myself am I competent in that area.

Typically, I'd refer something that wasn't in my area.

It depends on the client, the area, how busy I am at the time and how interesting the property or area is.  I've driven a couple hours with some clients and referred others out.

If it's out of what I consider "My Area", I will usually refer it out.  There have been a couple of exceptions, though they had nothing to do with property value...

It depends on how much business I must drive by to provide the agreed upon level of service. Then there is the level of service thing to consider.

For example if the seller is in a community with which I have no presence and they NEED a silent sale, this must be referred to a local skilled agent who has the smarts to execute a silent sale.

if it's out of our area, we refer it.... unless it's a referral from one of OUR major clients....then we put in the effort and list it....

How far out of my area?  Is it out of my main area and not my extended area?

It depends, in NH where towns ae small when we get outside the main cities, I go about an hour in all directions. If i know the town well, i am listing. If it is more than hour or a town i dont know, i may refer out. I ask myself can i service them? can i sell the home? 

I have many hit my web site looking in areas outside the Denver metro area, and always offer a referral to a good REALTOR in the area.

If the buyer is looking out of my service area, I refer it. 

Outgoing referrals are made not based on dollar amount but on proximity to our office. It makes more sense to spend quality time working with nearby clients that to spend hours in Bay Area traffic to handle an inconvenient property.

I only go outside of my area for family and for REO when it's "just" outside my normal area where I still have a basic market knowlege.

I will try to refer it out. Although it doesn't always work out.

It depends on how far out of my market it is. I sold one last year that 1.5 hours out of my area. It was for a friend. Beyond that, I try to stick to my market and refer others out. 

It depends on a few variables - price, location, property type etc. but if it's out of my area, I will almost always refer it out if it's very far out of my area
