We're bombarded by the negativity of why buyers should steer away from short sales, and in some cases I would agree, here's just a couple: Lien holder's take months to give approvals The list price hasn't been approved and is totally unrealistic. Of course there are more but that's not what this post is about. This post is about the buyers who get scared, panic and back out when the short sale has a green light( In one case the green light was given in a matter of just days). Are you preparing your HUDs to protect the agents, buyer, and seller? Even though it's is easier now to deal with banks and the response time is faster, you still need to prepare the HUD properly to make room for errors. Basically what I am saying is tell your title company to advance the fees at least 4 months. That includes taxes and HOA fees. If you don't someone will be stuck paying it and if no one does, the buyer loses a home, the seller can be foreclosed, and you lose the potential commission. Nobody wins.

It's that time again, Florida-Georgia weekend and Jacksonville is flooded with motor homes, boats, busy hotels, and people just looking to have a good time. Dubbed "The World's Biggest Cocktail Party," it is a week-long fest. We saw motor homes rolling through town as early as Tuesday making their way to RV City to camp under the expressway and by the St. Johns River. Just a quick update in regards to the Jacksonville real estate market, specifically to my last post in the neighborhood of Watermill.... Another home went into PENDING today. Located on Staplehurst Drive a 4 bedroom, 2 bath with 2099 square feet. It is a short sale so the lender will still have to approve the offer. The asking price was $188,300. When it actually closes we'll know the actual sales price. There are expanded homeownership opportunities for veterans across America thanks to the Veterans' Benefits Improvement Act of 2008 recently signed by President Bush.  According to the National Association of Realtors (NAR), the bill includes housing provisions for veterans who are already homeowners & those who aspire to homeownership.
