I received a comment from a reader, Anne Tyler, suggesting that I expand yesterday's graphics to include some of the more affordable neighborhoods in Tallahassee. Because there are so many of them, I only included Leon County Subdivisions where the average selling price was below $160,000. This left me with over 200 Leon County Subdivisions to Graph! Hence, they are broken-up into three graphs, sorted by price range (Which is listed below each graph). Note, the red bars are subdivisions where the average current asking prices are lower than the previous year's average sales price.[Click Here For Tallahassee Affordable Housing Neighborhood Graphics]Subscribe to this Blog: Joe Manausa, MBA, CRB, CRS | Broker / Owner | Century 21 First Realty 2365 Centerville Road | Tallahassee, Florida 32...

How many of you know someone that fits this description:Young professional - single or divorced - renting - good credit - not sure they're ready for home ownership but know they're paying a significant amount in rent - possibly more than a house payment may be.          Sound familiar? Most of us have family or friends, or friends of friends in this category.  I have an office -mate that fits this description.  She's in her mid -30's, with kids, and admitted to me when I was talking to her about my real estate background that she was probably wasting money on rent.  As I spoke with her about the benefits of home ownership and asked if she had considered buying her own home, it became clear she was lacking the COURAGE to take that step.  She clearly recognized the benefits, and added she ...

In the vein of deal doctoring....let me relay a little story (Previous Deal Doctoring Blog)  So, one of our agents had a buyer.  And our agent found this buyer a beautiful house which he very much wanted and so they put a contract on the house.  Now this buyer was also selling a home.  He planned to use the proceeds from the sale of his existing home to buy down the mortgage of the new house.  Nothing new there.  Unfortunately, his existing home appraised for much less than he had anticipated.  Then, the house he had under contract appraised for less than the sales price.  The buyer saw this as an opportunity to make good on his lost equity, or at least the equity he THOUGHT he had, from his existing house.  So, he tried to renegotiate the sales price for the new house by dropping about...

Every month I like to take a look at all the Subdivisions in Leon County, Florida to determine inventory levels as well as price levels. Sometimes, we can chart out information and see what is going on in the Tallahassee Real Estate Market much more clearly than we can with just numerical data. For example, I was wondering which Subdivisions in Tallahassee had the most homes on the market and I came across two interesting graphs. The first graph of Leon County Subdivisions shows the supply of homes in the Tallahassee Real Estate Market (Months of Supply). The Subdivisions in Red have significantly high levels of inventory, whereas those in green are much more normal (less than 9 months supply). I happen to live in Golden Eagle Plantation and you can see that it is a "red" neighborhood wi...

As I started my morning walk this morning the Tallahassee air was a little cooler and dryer, just a hint of fall.  Quite nice.  Fall is a beautiful time of year in this part of the world and a great time for people to shop for new homes.   It was also trash collection day and as I walked by my neighbor's house, I noticed some extra beverage cans that I'm quite sure weren't their's lying next to the edge of the road.  So, good neighbor that I am, I picked them up, dropped them in the convenient recycle bin and continued my climb up the hill.     Another four cans, three bottles several candy wrappers & snack food containers later and I started to sense a trend.  Lucky for me the trash and recycle containers were on the street!  At first glance, you don't notice the trash that was lying a...

Golden Eagle Subdivision - A Pricing Trend Analysis I was doing some research for a client and found an interesting trend (interesting if you're a numbers type anyway) on the pricing in Golden Eagle Subdivision in Tallahassee, Florida . I was wondering if there existed any relationship between the properties that sold in Golden Eagle (how they were priced) and the properties that failed to sell in Golden Eagle (how they were priced). I created a trailing-12-month trend analysis for each, and the following graphic ensued. The green line represents a 12 month average Price Per Square Foot (PPSFT) of all the homes that successfully sold in Golden Eagle (in that time period), while the red line represents the corresponding 12 month average PPSFT of all the homes that failed to sell in Golden...

Up for a CHALLENGE?!?!?!!!   The challenge is this:  Post a blog on activerain for each of 30 consecutive days!     I'm a new real estate agent (5 months since receiving my license) although I worked in the real estate field for the State of Florida for almost 8 years.  My broker, Joe Manausa, a regular contributor to activerain, challenged me with this assignment.  Joe sees it is as a way to raise my visibility in the real estate community, ("oh my god, at what cost?" is what I'm asking myself right now???), raising my awareness of the importance the internet plays in the real estate world (it has NOT invaded the State of Florida's real estate business to THIS degree yet!!!) and to start making connections beyond those I already have around the state, (I can always use more!).     It s...

Often times, we work with Buyers who are tight on cash and are looking to save every nickel in the process of Buying a Home in Tallahassee. They ask for advice on things that they should do to save money. Invariably, the question arises as to whether they "really need to pay for a home inspection."Before I give you my answer to this, let me begin with the benefits of the professional home inspection. The Home Inspector will check every system in the home and give his or her professional opinion of its condition. As you are well aware, there are no "perfect" homes. He will provide you with a report that your Realtor will help break-down into three important lists:The first will contain all the items that the contract requires the Seller to repair; we refer to these as "Warranted Items." ...

Many real estate agents, utility service workers, engineers, and government professionals use a Treo smart phone in their business. Here are some tips to keep it doing what you want it to do and fast. The tips here relate to a Treo700wx, which uses a windows operating system, unlike earlier Treos.TIP 1 After accessing internet sites on your Treo, click on Menu at the bottom right of your browser screen. Then, click on Tools. Click on Option. Click on Memory, and now, you can delete or clear out your files and history. If you don't do this, the sites build up on your device, and eats into you memory. When you delete files your free up memory so your browser can work faster. It is a good idea to save your favorite sites by clicking the Add to Favorites link. Tip 2 Now, click on your devic...

This next week brings us the Anniversary of the Terror Attacks of September 11th, 2001. It's hard to imagine that it has been six years.  I'm sure everyone remembers where they were on the day of the attacks.  However, it is easy to forget the months after the attacks when the public was encouraged to spend money to keep the economy strong. The American consuming public never flinched and the economy kept on rolling along.Fast forward six years and the economy continues to roll along. The graph below displays the last 6.5 years of the S&P 500 index, which is an index fund of the top 500 American stocks. It is considered to be the closest indicator of how the US Economy is truly performing.  The S&P 500 Index was beginning to decline a full year and half before September 11th, 2001. It...

Don't you just hate it when you are trying to create a chart in Microsoft Excel and some of your data totally obscures the rest of it? The purpose of this post is to show you how I created a chart, showing how My Company Web Site has had more visitors than our competition. So, How do you do it? First, you graph the information as you want it. Then, by doing a series of copy and pastes, you will be able to make all data sets semi-transparent, allowing the viewer to see all (as in the image above). So, here are the steps. Create your chart as you normally would. Creat a rectangular Autoshape in any other part of your workbook.Select the new autoshape that you created, and then choose Format Autoshape. You will see several things to choose, so do the following: Change it to the color of the...

The Numbers(continuation from My Previous Post ) So after years of measuring different lead sources, what have we found? First of all, I want to acknowledge that this is a small sample of agents that were measured for roughly a year. Differing talent and skill levels, as well as differing market conditions will yield different results for everyone. That being said, I think it is a fair analysis for one lead source versus another.Since I first went to Joe Stumpf and Mike Ferry back in the 90's, it appears that Joe Stumpf has not changed a whole lot of what he is teaching. On the other hand, it appears that Mike Ferry has embraced working one's Sphere of Influence (while he did not recommend against it when I went to his programs, he pushed hard for telephone prospecting outside of one's ...

The Business Funnel (continuation from My Previous Post ) After measuring Attempts, Contacts, Leads, Appointments, Sales and Closings for over a year (with about 20 agents) I discovered a fascinating thing.... We could use an agent's measured numbers to focus their specific training needs to them. Let me demontrate by means of an example. Let us look at "the numbers" on five ficticious agents: These numbers quickly show that Susan is the top producer with 34 closings, while Alice is producing the least. Normally as the broker, I would only know closed statistics, but with the measuring systems in place, check out all the information that we ascertain! This is a graphic of what I call the Business Funnel. It can greatly help us guide each individual agent who is prospecting for business:...

The Language(continued from my previous post) I must say that I was extremely excited to try out everything that I learned. I was determined to measure our actions and our results so that I could quantitatively prove what was the best method(s) for acquiring new business. In order to measure, I had to come up with a common language for all of our participating agents. As the great Bill Clinton once reminded us "It depends on what the meaning of the word 'is' is." This common language would ensure that our measurements and systems were consistent across the board. So, here is a list of defined terms that we chose to measure:Attempt - This is where you initiate an action to make contact with someone for the purpose of having a "real estate, fact-finding conversation." A great example of an...

As our market has toughened up, I have had many agents come to me and ask what they could do to generate more business. As I have been in the Tallahassee Real Estate Market for 17 years now, I certainly have a lot of ideas and experience. But more importantly, I have (on my computer) records of what we were doing the last time the market was like this. I had to dig deep. As a Real Estate Broker with a computer science degree, I have a pretty well-organized computer structure that allows me to pull most files or records that I used since about 1992. I have always "carried forward" my file structure to a new computer when replacing an old one. So, to the point.... Our market in Tallahassee, FL turned from Seller-side to Buyer-side in the middle of 1996. I did not have great experience at ...

I read an interesting blog this morning by Brad Carroll titled Free Tools That Allow You To Spy On Your Competition. I followed all of the links and learned a great deal about how my site can be analyzed, as well as how to use the same tools to analyze my competition. One tool in particular made me really excited. I used Compete.Com to compare my old, rusty, not up-to-date web site with the top local web sites for my highest value key words. What I found amazed me. My site doesn't show up in the first two pages of a google search, yet we get much more traffic than the top 2! Wow. Apparently, SEO is not the only game in town... So I guess some of our other marketing methods are driving more traffic to our site than the SEO methods of our competition. You can tell by the graphic that sinc...
