The Green Living Center (GLC), located at 1020 N. Monroe Street on the same block as Decent Pizza, aims to be Tallahassee's answer to all things green.  The GLC hosts a wide array of products and services from green businesses in and around the Tallahassee area. In fact, if you have a green business, or green business idea and would like some space to place products, or a place to advertise, come on down to the GLC and chat with the friendly folks there to see what they can do for you.     Different Low Energy lighting options available at the GLCThe GLC is a unique, somewhat quirky, and definitely very interesting blend of all things green: building supplies, flooring, organic clothing, cleaning products, etc. and Fair Trade products from around the world: coffee, ceramics, clothing, a...

I have been brokering real estate in the Tallahassee real estate market for 17 years and have seen my share of market cycles and changes. Today, we are experiencing a market fluctuation that is as severely “down” as the recent boom market was severely “up.” Of course, due to the stable nature of our employment base and population growth, this should be expected, but it has not been easy to accept nevertheless. For most market correction cycles in the past, it was my experience that most homeowners were not tuned in to what was going on. Sellers were in denial and many were hard to educate. But that is not the case today in the Tallahassee real estate market. I see a sense of concern with serious Sellers today that is much more evident than any time in my 17 years of experience.Century 21...

We have had quite a bit of response to yesterday’s blog on absorption rates in the Tallahassee real estate market. Apparently, many people who read this blog want to see how Leon County (specifically) is doing versus the entire Tallahassee Board of Realtors Multiple Listing Service (MLS). I did a download from the Tallahassee MLS for Leon County homes that sold from April 16, 2007 through yesterday, April 15, 2008. I also pulled all of the active listings in Leon County. I also took the time to remove all of the duplicate sales and listings (the MLS has many homes that are entered more than once which skews data) to come up with the following information: As we can see from the table above, there is a whole year’s supply of homes across all price ranges in the Tallahassee real estate ma...

A key ingredient in determining the value of a home in the Tallahassee real estate market, or any real estate market for that matter, is understanding absorption rate and how it is measured. We define an absorption rate as an estimate of the rate at which homes will be sold each year. This is a critical piece of information that is needed to understand how the inventory of available housing effects the sale of a particular home type in the Tallahassee real estate market. The “math” behind determining the absorption rate of homes in any particular market is relatively easy. We calculate absorption rate as the average number of homes selling each month and use this to determine the amount of supply currently on the market. We measure months of supply as [The Number of Homes Currently on t...

Looking to get a home certified in the Tallahassee area...  For about 4 months  now, I have been actively working as a Green Home Certifying Agent with the Florida Green Building Coalition, and have worked on over 100,000 sq. ft. of green buildings in the Tallahassee area. Now, I am really excited to say, if you want to build a LEED for homes green home in the Tallahassee area, myself and one other field agent are now able to provide the field checking, consulting, and assistance with the LEED for homes standards.  This last week we participated in a class at the Florida Solar Energy Center. If you are thinking about selling your Tallahassee home, I would encourage you to understand how your home value is determined in the Tallahassee real estate market. It is not enough to worry about advertising and marketing coverage, as your valuation is the most important issue for you before you enter the market. I often hear a homeowner say something like “I have to get at least $35,000 after the sale of this home because of what I spent on buying it” or “I have to recapture the down payment that I used to buy the home.” While I certainly understand the reasoning behind such statements, I often times have to be the one that breaks it to them that what they need is not a material factor in the price for which their home will sell. The fact is, real estate is a commodity, not a product,...

Hi All,It has been a while since I posted a Blog, and I apologize.I hosted an Open House today in the Bull Run Subdivision in NE Tallahassee Florida.I had between 15-20 groups come in between the hours of 12pm - 3pm.  I am pretty sure this is an indication there are folks just like you and me who are interested in looking and are thinking about a Real Estate Purchase.I was asked how our Local Real Estate Market is doing compared to 2007.  So, I have done some research and here are the numbers from the Tallahassee Board of Realtors MLS.  Since the Open House was in the popular NE, these number reflect the NE of Tallahassee. Some of the popular subdivisions in the NE are Bull Run, Summerbrooke, Ox Bottom Manor, Golden Eagle, Piney Z, Killearn Lakes, Killearn Estates, Moore Pond, Rosehill, ...

I continue to monitor inventory in the Tallahassee Board of Realtors Multiple Listing Service (MLS) and what I see is a continued increase of “months of supply” of homes. It’s not that the inventory is actually rising, it is the drop of home sales that is causing this.In every real estate market, there are basically two types of buyers: Non-discretionary real estate buyers are buying because they have to move. Reasons for this could include new occupation, forced relocation, or any other outside agent that requires a move. On the other hand, discretionary buyers move because they want to move. Reasons for this include a change in income, change in family status or size, or just a change, period. Discretionary buyers are typically the largest group in a stable economy (such as we have in...

In today’s tough real estate market, where Sellers seem to far outnumber Buyers, it is important to have a complete “bag of tools” when you desire to sell a home in Florida. Creative Financing - A Required Skill For Realtors Today, I will focus on an instrument that is fairly common on Wall Street that we do not see very often on “Main Street,” and that is the Zero Coupon Bond. For those readers who do not invest their money in bonds, I will briefly define a zero coupon bond as an investment that generates no monthly payments, but rather accumulates interest and is repaid in full, plus interest, on a future maturity date. If you would like a much better definition of the zero coupon bond, just follow the link preceding this to the Wikipedia site. So, how do we apply the zero coupon bond...

I can't believe it's been 12 months since I joined the ranks of the Florida Real Estate Sales Professionals.  Wow, 12 months!!! Seems longer than that!  I've learned a lot over this past year, because as many of you know,  I came from public sector real estate.  That is a whole different ball game from the private market.  Same rules:   different game. When I was driving to work this morning, it struck me it was time for gratitude.... Time to say thanks to some key people that have been helping me learn, avoid mistakes, clean up mistakes, you name it as a newbie to this business.  So here is my list of All Stars for 2007-2008!Tom Jacobs- Thank you for letting me interrupt your thinking to answer my many questions when no one else is around!  I know that can be irrita...
