Alexandria Virginia Homes Prices June 2008. Alexandria VA - Average Prices of Sold Homes in Alexandria Real Estate Market Report for Alexandria VA Home Prices. Our MRIS real estate statistics were just issued today for regional sales figures in our MLS marketplace.   I created a comparative report comparing same period of same sales of homes in Alexandria VA in Junes of 2005, 2006, 2007, 2008.  Homes in Alexandria Virginia have continued their decline both in homes sold, and sales price.  The average price of Alexandria Virginia homes in June 2008 was $482,206.  The peak in Alexandria home prices was in June of 2006 when the average price of a home sold in Alexandria Virginia was $554,533.  That is a 13% drop in Alexandria homes sold prices.  Again I would have  made the assumption that...

Alexandria Virginia Homes Sales Comparison Report - Alexandria Homes Sold June 2008 and Alexandria VA Real Estate Market Report Statistics were just issued today by the Metropolitan Regional Information Systems  MRIS MRIS is our MLS.  There were 191 Alexandria Virginia homes sold in June 2008.  Compared to the peak of 348 Alexandria homes sales in June of 2005, this was a 45% drop in units sold.  When you think about it, sales of homes in Alexandria should have risen because of increasing gas prices, but it did not.  One would assume the shorter commutes, proximity to Washington DC, access to roads, Ronald Reagan Airport, an access to WAMTA or metro would dramatically increase sales for a prime location in hte DC area, but that was not the case.  View Alexandria Homes for Sale.   Real E...

La Strada, featuring Northern Italian cuisine, is the latest eatery to open on Del Ray’s Mt. Vernon Avenue. And like all good things Italian, it’s a family affair. Father Stephen Scott, Sr. handles the front of the house with a sure hand and friendly conversation. Mother Diana Balboni oversees the small dining room and is quick to correct any imperfection - like needing more bread, more wine, more anything!   Washington D.C. forms the center of gravity for employment in the region, whether it’s government jobs or private sector. Living close to the city has always been a desirable option for homebuyers in Northern Virginia. With gas prices soaring to over $4/gallon, the time and expense of commuting makes this consideration weigh even more heavily in the decision-making process about where to live. The majority of my clients want to buy a home in Alexandria or Arlington. Why? Location. Location. Location. Alexandria & Arlington – the two closest-in suburbs of Washington D.C. are the optimal spots for those working in the District. In fact, most Alexandrians and Arlingtonians consider the locations “A Commuter’s Dream.” Thinking about purchasing a home in Northern Virginia? Information abo...

FHA Loans & FHA Mortgages : FHA has a "cash-out" and a "no cash-out" refinance. There are few major advantages when applying for a FHA cash-out refinance than possibly doing a conventional cash-out refinance.  All scenarios are for primary residences only. On a side note, you can do a FHA refinance, no cash-out up to 97.75% of the value of your house. And you can include your closing costs also. On a conventional refinance, you can only go up to 90% of the value of your home.     FHA Cash-Out   Conventional Cash-Out Up to 95% of the value of your home  -- 95% LTV Up to 90% of the value of your home  --  90% LTV No hits on pricing on cash-out ¾ of a point hit up to 90% cash-out FHA Mortgage Insurance - New risk based pricing guidelines Monthly mortgage insurance is .52% of loan amt Subor...

Proving once again that Del Ray is not just another pretty neighborhood, hundreds of residents turned out on a foggy June 7 morning for the 3rd Annual Kelly Cares 5K Run/Walk. Does size matter? Pull out your rulers, your tape measures, your sonic measurement devices and start doing some calculations. When buying a home (or pricing your home for sale), the #1 criteria, as most everyone knows, is LOCATION.  There's no dispute about that.  What's next?  How about size, condition, age, and amenities. How much does size really matter? Here's an example taken to the extreme: There are two homes currently on the market in Old Town Alexandria -- one is a $3 million plus home with over 8,882 square feet of finished living space; the other, a studio condo priced at $209,000 and offering a mere 380 square feet (can you actually fit a bed? and a dresser?)   Let's do the math! HOME #1:  $3,195,000 divided by 8,882 square feet = $359/square foot   HOME #2: $209,000 divided...
