I dislike other agents emailing me their listings and usually respond with a "I am quite capable of finding this on the MLS if I have a client who might be interested".  It makes me not want to deal with that agent in the future if I can help it.

I market to both, especially to agents and spend time calling agents and talking with them. Agents overlook fabulous listings all the time in MLS. They don't read the listings. Half of them don't even hunt for the right home, they wait for the buyer to ask to see it. I want the buyer's agents to know I will work with them and make the transaction work for them. Networking is everything in this business!

Not much Peter.    They have access to the MLS and can find it, but I will send out an email blast to the membership if I have an Open House coming up or a Price Improvement (I really try not to do these though!)   I have found many times that if I take lots of great pictures, the buyers find my listings and then tell their agent about it and ask to see them.

In our market we see quite a few Broker Open Houses, almost always with food. I haven't seen any evidence that it helps the higher end homes sell faster, but sure provides some great free lunches. Actually, there is some truth to bringing in other agents to see a listing that may not be exactly in their client's line of sight. They may just say "I saw this great home the other day just outside of the area you are targeting and I think you should really see it."

It is important to give the most exposure to the most likely group that will most likely bring the buyer! I try not to bombard them but - the local agents do hear from me. There have been severaly times when I received an email from an agent on a property - this in turn jogged my memory to a potential client for that property...yes, I could have seen it on the MLS, but in a fast market--it could have been easily missed.

We don't focus on this at all. If the listing meets the needs of the buyer, the agent working for them will find it in the MLS when they do a search.

was subscribed to a few realtors list for the purpose to see how they market their list. There is far too much selling and not enough building a relationship.

As a marketer our mentors push this down our throats and this is good question. If, people were looking for the lisitng they would likely ask for help for their fellow agents or realtors.

I don't spend a ton of energy on sharing with other agents, but I do send out 1 (one) email blast on my higher end properties because it allows that agent to see it for that one moment. Perhaps, they DIDN'T see it. A glance. A second glance won't hurt. 

Yes, they could be annoying to get a lot of these emails, but it's only a handful,but there's always a delete button. I choose to spend that extra $35- to provide another Avenue of exposure. It has helped me in the past. If annoy one or three agents out of 500, so be it. It's not a ton of energy and I'm doing my job for my Seller.

Not much unless it's a unique property, or in cases where the seller doesn't want it in the mls. Marketing to public is main goal. Most agents know how to find properties when they have a buyer.

A listing can be missed by an agent - maybe they were sick or out-of-town. Getting an eblast from another agent is only a nuisance to me when it's from out of the area.  Otherwise I think it's a good way to make sure that everyone at least sees the subject line before they hit delete.

The general public gets 100% of my time, attention and marketing.  My MLS reaches all of the 2500 agents in our board automatically and I usually roll my eyes when I get another agent's listing in my email.  Of all the emails I get from other agents, I can only remember ONE and only because the agent had a typo in his 1.25m listing flyer! Tsk, Tsk.

I do not spend alot of time doing this because I know that if the agent is doing their job they have probably already input their client into the MLS and they are receiving leads on a regular basis.  So my marketing to other agents to tell them about a property that matches their client using "Reverse Prospect" can also be considered a nuisance ... I don't like getting my mailbox filled up with these.  If my buyer was interested they would have contacted me to schedule a showing when it showed up in their email.

I do market to other agents. Although most of this is done through the MLS. I might call an agent that handles certain types of properties if I list a property like that and let that agent know I have that listing. I had this discussion today with another agent. We actually had a very nice conversation about one of my listings. I really appreciated his interest.

We send out flyers, we do broker open houses, we talk to all our agent friends, we go to events with agents and then network with each other. Agents are our best source of referrals and buyers for our listings. We use social media too to let the local agents know about listings. But mostly its personal contact. We have a lot of friends who are local agents here.
