Seriously, I would not say that ... however I would be thinking it. 

I'd ask them to state their case in a 5,000 word essay as to why they feel the seller should pay more than what was offered and accepted, why they feel they deserve to be paid more, how their client feels about it, and if the seller were to agree to up the ante, what kinds of other bait and switch tactics might we be in store for throughout the transaction.

I have had buyers agents ask before contract and my answer was a solid NO.  

After contract my answer would be not no but he** no!   

 

There is a certain real estate training guro that is advising people to ask for more commission as part of the offer.  Im no lawyer but my opinion is that is interfering with my listing contract.  I have told them we will pay what was listed for co-op in the MLS.  Anything else they can suck it up or ask their buyer for it.

If the buyer agent didn't like the commission stated in the MLS they need a buyer broker agreement with the buyer to pay them. Otherwise they are barking up the wrong tree.

The co-broke is included in the MLS listing information. It that's not enough, buyer agents can try to negotiate additional payments from their customers/buyers.

I have not heard of this.  But if it happened, my response would be the agreed to commission was advertised in MLS and what my seller has offered. For you to interfere with my contract with my seller is a violation of agency and not a path you would want to go down.

Sorry, done deal.  If you weren't happy with the commission, you shouldn't have sold the property. If you are due more because of your agreement with your buyer, then get them to pay the difference.

This happened once, last year it came up during p and s and she said she had a contract with her buyers for more than what mls stated. I told her she had to get it from her buyers as my seller would not concede to more money. She then asked why my comission was more than hers, to which I kindly explained that my comission included costs that I have paid (staging, warrenty, etc..) We ended up closing without increase.

Yes this has come up once because I low-balled it to begin with. Why? It was a choice piece and didn't need help selling. However, if the buyers agent brought a good, solid offer, then more money is not out of the question
