It seems strange to think about resale when you have not even bought your Colorado Springs home yet but I always remind buyers of this very important detail during their home search.  No matter how long you plan to live there, you need to think about resale.  Even if you plan on never moving again, things change, so you can't be absolutely sure of that!  Maybe you don't mind living across the street from a busy park, having power lines so close to your home you can hear them, living on the corner of a busy intersection, or having a terrible view from your backyard but remember, another buyer will when the time comes to sell your home.  It is wise to buy a home that will be easy to sell down the road so you need to consider the location, condition, floor plan, and price of the home.  If...

As a native of Colorado Springs and now a Colorado Springs Realtor, it's important for me to stay on top of the trends and the latest information in the local real estate market. The Gazette newspaper has just released a study in cooperation with the Pikes Peak Association of Realtors (PPAR) which breaks down each neighborhood in Colorado Springs and compares them over the last 11 years (since 1996). The Gazette (the daily newspaper here in Colorado Springs) has recently released a very comprehensive analysis of the local Colorado Springs market over the last 11 years. It focuses very specifically on the neighborhoods and subareas of Colorado Springs. Check out the full article and the specifics for Rockrimmon. Overall, Rockrimmon has seen 80.8% appreciation in the past 11 years (just above the average for El Paso County) and houses pull a price of around $170 per square foot.  Through March 31st of this year, 1,811 single family homes have sold through the Pikes Peak Multiple Listing Service.  722 single family homes sold in March - a higher number than the previous four months, and just one home shy of October's 2007's sales - and better than September's 695 sold homes.  While the trend of lower-priced home sales is continuing, March's average price ($236,503) and median price ($202,000) were up from the last two months.                                                                                  98 townhomes/condos also sold last month. Inventory remains high, with 5,849 active single family listings in March.   Since areas vary greatly with days on market, list price to sales price ratio, and average price, please call us for specifics on your neighbo...

The numbers are in for March and it's a mixed story, some good some bad. Listing Volume was off 18.9%. For March 2008. This is actually good as it seems to indicate the buildup of listing inventory may be leveling-off. Don't forget, we are heading into the busy buying season and this is when we generally see an increase in inventory. Those of us that have been counseling buyer to get off the fence may actually been giving good advice.On the down side, demand was off the same amount, with sales at 722, off 19% from March 2007, a bad March for most sellers. More bad news, our average sales price for March was $236,503, this is off 7.2% year to date.
