Why is the Canadian [Toronto] real estate Market so strong? How is it pushing itself every month with stronger numbers in detached home sales? Even with LOUD warning bells from Flaherty on increased Household debt, Condo's will continue at an annual pace of approximately 25,000 units. Houses Prices Rocket as the Number of available units dwindle. Prices on Semi's and Townhouses are not following suite and the divide widens. Instead, Home buyers are migrating further into the 905 while others steadfastly ride the elevator higher. We don't have financial silliness in Canada; Credit Reports, Confirmation of Earnings, Appraisals. When buying pre-construction with a builder in Ontario, it is prudent to read over the purchase agreement to undersand what the out-of-pocket costs are at interim closing and title closing during the 10 days rescission period, and to also get a lawyer to review the Purchase Agreement during this period. These costs can vary greatly depending on who the developer is. The 10 days rescission period is in accordance with the Condominium Act. BIG CONVERSATION with a few of my computer circle;   Site readership is up; but sign in's are down?  Panda?  Penquin?  Have you been SERP shifted? Dropped in the rankings?   Immediately we focus on Time on Site, Bounce Rates, Analytics and ROI, What device are they using to see us? Mobile or Template? Is the font the right size?   Spreading the word on Social Media Channels was helping get the number of site hits up; wasn't it? While we may question the quality of graphics, displays, content and SEO rankings, the content from last year or the year before is stale when clients are looking for cash backs and rebates. As real estate agents, when we sit down and go through comparables with a vendor, we use our expertise based on past solds to suggest a realistic price range that will get the most traffic, get the property sold quickly, and at a price the market can sustain. However, some vendors often refuse to budge and would rather let the property sit on the market longer to see what happens. After all, you only need that "one buyer", right? Some listing agents would walk away, but some would choose to stick it out, with the hope that eventually the price reduction over time will get the property sold. I showed a home yesterday which was evidently a flip. The listing recently just reduced the price by 5%, but the asking price was still 7% higher than any renovated homes sold on that street for this...

I'd rather sell it myself...      I often get the question. When I list my house why should I use a realtor? Why not just sell it myself? What would your answer be?     We could cut our kids hair...  My Dad used a bowl till I was 12,   I could paint my house, but I don't....  I could read a book and become a gourmet chef....  If I practised... An amateur photographer can take pictures just as good as the Wedding Photographer... I could represent myself in Traffic Court but I take a Court Agent.... Why?    Because they are skilled and understand the process that has a specific process and save me from dire consequences as a consumer.    It not the actual doing ... It's the being prepared for what could happen and knowing what to do when it's necessary.   Drama belongs in the theatre not...

Proposed Development charges increase in 2014 approved as presented at Toronto City Council October 8th 2013. Development chargesCouncil approved changes to the development charges the City collects from new construction to pay for a portion of growth-related capital costs. The new development charges bylaw will take effect on November 1. Under the new bylaw, rates will be increased over two years by about 75 per cent for residential development by 25 per cent for non-residential development beginning February 1, 2014. The already low rate of arrears on mortgages insured by the Canada Mortgage and Housing Corp (CMHC) declined further in the second quarter, an indicator which might temper concerns about a possible hard landing for the housing sector. The government agency said in its quarterly financial report that the arrears rate had declined to 0.32 percent as of the end of June, down from 0.35 percent both at the end of 2012 and at the end of March.
