Worley Builders, Inc. provides affordable living in West Knoxville. The Village at Bearden is a small community, convenient to shopping, restaurants, and downtown Knoxville. Today I'd like to visit Brittany Place, Knoxville, TN. A nice, family oriented subdivision in West Knoxville, Brittany Place is close to shopping, restaurants, and schools -- public school system is zoned for West Hills elementary, Bearden Middle School and Bearden High School. It is convenient to downtown Knoxville, I-40, Middlebrook Pike and Kingston Pike. Brittany Place is comprised of single family homes, many of which are two story, with a few one-level homes. Homes range between 2500 - 4000 square feet, with 3 or more bedrooms. There are 91 properties, with only one entrance to limit traffic volume. There is a Homeowners Association. The Knoxville Real Estate Market has no doubt seen better times and the past few years, while they have been a bit rocky, are not nearly as bad as one would think.  Homes indeed are still selling, and Buyers in Knox County TN are still paying an average of 95% of list price for real estate in Knox County. In July 2011 361 single family homes sold in Knoxville TN that were located in Knox County.  The average listed home price that sold during July 2011 was $215,679 and the average closed price was $204,874, showing that homes are selling at 95% of list price.   The Knox County TN Condo/Planned Unit Development Market had 57 sales in July 2011. Early this morning we received a phone call from a person we have never met before that was interviewing Knoxville REALTORS® to sell their Knoxville TN Home.  The conversation went something like this: Seller: "I really want to sell my home, what is the lowest commission you will offer.  I want to go with the REALTOR® that will give me the lowest commission." After questioning this person a little more I find out:  1)  That their home has been on the market for over 2 years and with 4 different listing periods/agents.  2) That they really want/need to sell their home.  3) The last 4 agents were picked ONLY because they offered them the lowest commission.   BEFORE AND AFTER...WITH A TWIST !!! HOME STYLE AND STAGING recently did a staging where the owner had done some of the staging before I was asked to come into the project. So this Before and After is BEFORE what the owner did, and the AFTER is what HOME STYLE AND STAGING was able to do with the space, this I feel is why staging should be left to the professionals. My Take:   The bottom line is that mortgage servicers and investors don't have much incentive to do loan modifications. I always tell clients that the irony of loan modifications is that the people who can actually qualify for a loan modification, don't actually need one. The reality is that short sales have proven to be a MUCH more effective way for people to avoid a foreclosure than a loan modification.
