This is the July 2017 Real Estate Market Report for Fort Collins CO Sales:Sales of homes in Fort Collins were up 18.9% in June 2017 to 339 sold from 285 sold in May 2017, and up 1.1% from 330 in June 2016. As can be seen in the graph, this is looking very similar to the sales pattern of the first half of 2016, but given the market’s struggle to adapt to persistent low inventory, what will happen in the second half of 2017 remains to be seen. Price:Home prices remained essentially unchanged, with the median price at the same $396K reported in May 2017, and the average price dipping only 0.9% to $429K from $433K in May 2017. 12 years ago today, we closed on the purchase of our home, and today, we close on its sale. While we’re excited to be starting a new chapter in our lives, we’re all really going to miss the place. Yesterday evening, we went over to do a final walk-through, say goodbye and thanks to a wonderful home, and let the big guys have a last swim in the lake. After a very chaotic week of moving to a new home, it was exactly what they needed. They had a great time, swam until they were exhausted, and even Mario went wading. Now, it’s on to the business of adapting to a new home, discovering new smells, new sounds and new routes to walk. And we’ll find new places to go swimming too, just as soon as we get these *#%%*!! boxes unpacked.

This is the June 2017 Real Estate Market report for Fort Collins CO Sales:Home sales rose in May 2017 to 285 homes sold, a gain of 16.8% over the 244 homes sold in April 2017, but were down 5.6% from the 301 homes sold last year in May 2016. This is the familiar sales pattern we expect for this time of year, but it’s running at lower levels than the last two years. Prices:Home prices also increased in May 2017 - the median price rose 1.5%, to $396 from $390K in April 2017, and the average price rose 2.1% to $433K from $424K in April 2017. It's Monday, so I ought to be posting a market report, but I'm running a bit low on those and don't feel like writing one at the moment. And it's Memorial Day and others have already expressed their and my feelings of gratitude more eloquently than I could have. That leaves me with this curiously flattened rainbow that appeared yesterday after a brief thundershower. I asked Science what the deal was, and apparently there's nothing special about this - the size and shape of rainbows just depends on the position of the sun - but it still looked unusual, and gave me something marginally good enough for a blog post. For those of you disappointed about the market reports, I promise to post one tomorrow.

 When the desperate, lazy and unprincipled wake up on Sunday morning and realize they got nuthin', they grab their camera, go take a picture, and do a Speechless Sunday post, making sure to add at least 50 words so they can get their precious points. This is the May 2017 Real Estate Market Update for Fort Collins CO Sales: Home sales increased in April 2017 to 244 homes sold, a gain of 5.6% over the 231 homes sold in March 2017, and 5.2% from the 232 homes sold a year ago in April 2016. We’re now seeing the higher activity levels we expect during the more active spring season.  Prices: Home prices also rose in April 2017 - the median price increased 2.6%, to $390K from $380K in March 2017, while the average price increased 6.3% to $424K from $399K in January 2017. We are hopeful that with the advent of our busier spring/summer season, we'll see additional homes enter the market.
