Lahaina, HI Real Estate News

  Since July 1st, there have been 3 accepted offers and 6 new listings. No units closed escrow in the months of July and August, but two closed escrow in September (H210—a 2/1 unit, and D102—a 2/2 unit); both sold for $225,000. Two of the new listings offer owner financing. We continue to see prices drop where sellers are motivated to sell and need to compete with distressed properties. As of 9/28/10 there are 21 active listings, and there have been 9 sales this year. At this rate, it will take 21 months to sell the current inventory. Aloha! As of August 31st, there are 47 units available for sale and 4 pending sales, compared to 39 units for sale and 6 pending sales at the end of May 2010, when our last bulletin was published. Two of the four pending units are distressed properties. Maui Land & Pineapple: Kapalua Resort Update Maui Land & Pineapple (NYSE: MLP) announced that it has successfully retired all of its $40,000,000 of senior secured convertible notes utilizing proceeds from the just completed $40 million shareholder rights offering.  Remaining capital from the rights offering will be used as working capital for resort and real estate development operations.    Also reported today: AOL co-founder, Steve Case, purchased MLP shares under the rights offering last week and a separate transaction today, thereby increasing his ownership of the company to 62.8%. According to their second quarter filings, Maui Land & Pineapple reported operating losses of $4.6 million and consolidated revenues of $8.3 million.
