The High End Home Markets Is Alive and Well in the Metro of DC The luxury Market of Real Estate is going strong in the Metropolitan areas of DC. This is great news considering the lackluster performance of the national real estate market. Looking at the chart below; I would like to highlight a couple of items: 1. Most transactions are being sold between the 1-30 day period, mostly with the use of conventional loans. 2. With this being said, in Montgomery county alone, there are 881 and homes on the market over a million dollars. This suggests that sellers are starting to recognize that now is an attractive time to sell a home. A TALE OF TWO CITIES? The statistics are in, and Montgomery County home sales, which had been bucking the national price trend up through December 2007 has now slid into decidedly negative territory. According to the latest figures released by GCAAR, average and median home prices are down significantly from July 2007 -- about the time the first rumblings of the subprime mortgage crisis began to be heard. While many jurisdictions had already started their downward slide at that point, Montgomery County -- with some of the most desirable markets nationally such as Bethesda-- was holding steady. I have driven past Suburban Florists on Old Georgetown Road in Bethesda for years ... I have probably even received an FTD flower arrangement via them, but I have never stopped in the shop until today.     They have their own parking so that makes getting in the shop easy ... but the best part are the folks who run the shop.  Two sisters took over the business from their mother years ago, and they have done their mother proud.    We walked in looking for small bunches of flowers to give out after our daughter's summer drama camp production without much of an idea about what they should look like ... but we knew we needed 10 bunches (and the tenth one had to be bigger/more unique with sunflowers for the director) and that we had about $90 to spend.   The women there made up 10 great bouq...

The house at the right is in a neighborhood in Bethesda, right across the DC line in Maryland.  It's neighbors are pretty architecturally diverse, but typical of homes built between 1930 to 1955.  Some of them can be described on the MRIS profiles as "farm houses" and some are bungalows, a few cottages and, yes this place, which falls under "other".
