Today Colorado State University is holding its annual housing fair.  Many student take the opportunity to Talk with several property management companies to concider rentals for the next school year. I have the opportunity to show some buyers homes this weekend.  Ifound 7 properties that nicely matched their narrow criteria.  I set up my showings.  To my disappointment, 2 of the homeowners said NO SHOWINGS ON THE WEEKEND WHAT!    I would guess this is not helping them sell.  Maybe they understand things better than I. Please sellers I understand putting limits on showings, but nothing on the weekend. Agents with these sellers have their work cut out.  I just know when I tell buyers they can't see a home, they either think I am a slacker or they totally write it off. My buyer will find a nice home but I would guess they will see the home they buy on a weekend.   Search For properties in Fort Collins and Northern Colorado

CauseKidsCount is a not for profit Legacy of Fort Collins Real Estate and now an extension of Keller Williams commitment to Northern Colorado.  First, we have volunteers commited to seven clasrooms at a local Elementary School. Our goals at the school include helping young students by giving them a little boost up through helping students with reading, math, Writing and other areas the teachers need help. Furthermore we want to provide the schools with extra supplies to help the kids.  So far the school has identified Playground supplies and books for the kids to take home.  These are just a couple examples of their ideas. This weekend I had the privelege to meet with two seperate couples, First time home buyers.   One couple Is ready jump in.  We looked at several homes that fit their needs.  They where quite concerned about the whole first-time buyers tax credit thing.  $8,000 dollars? And all we have to do is live in the home for 3 years?  "They don't just give money away"  I was able to hand them a printout from a lender in town detailing the provisions of the tax credit.  They see it and mostly say OK.  I encouraged them to talk with a tax pro to get definative answers.  They are looking to make an offer soon! The Keller Williams downtown office is located at 1220 S. College.  Right at the corner of College and Pitkin.  We are across the Street from Colorado State University.  It is a great location for parents of CSU students to stop in and search for Kiddie condos or investment properties.  Also we love to have have folks drop in and ask questions to see if they could afford to buy now, move up or downsize.  Today a young couple came in and asked if there was any chance that they might afford a home.  After finding out a little they figured that they could only pay $1500 a month.  This equate to a mortgage in the $200,000 range right now.  That gives them a lot of choices in Fort Collins.  They are contacting a lender to solidify their financing options but it really feels good to educate p...

I can tell them about interest rates, First time home buyer programs, Buyer opportunities, Tax incentives, tax credits, and  much more. This week I came accross a nice little tool.  For those who need to run number this rent vs. buy calculator is pretty helpful. There are a couple of ways to spin this report on January housing sales: The Bad - the 138 Fort Collins home sales in January make it the poorest sales month in recent memory. In the ten years from 1998 to 2007, January sales averaged 198 homes. Last year we dropped to 158 and experienced another 12.7% decline this year so we are now at 70% of the average over the last decade. On top of that, January has been a pretty good indicator of how the year is going to go with each January in the last ten years very close to 5% of the annual sales total. If this holds true it would put total sales for 2009 at around 2,760 homes, a 12% decline from 2008 and the lowest level since 1991.   The Good - at least for home sellers, is that the average selling price continues to hold up with a slight 0.1...

This last week we had some clients come to town to look for a home for their son who is a student at Colorado State University.  We had sent them several listings in preparation of their visit.  By the time they got to town the top 4 listings on the list went under contract.  Their price range was under $220K. Before the second day of showings we noticed that a new listing came up.  They went and saw it and within 24 hours we wrote a contract.  The # 2 on the list disappeared over the weekend too. Right now buyers are snatching up properties under $225K that are priced right. The buyers in Fort Collins are finding that if you see the right property you need to be ready to move. I have been asked to speak to new agents at The Fort Collins Broad of Realtors® new member orientation class.  I have spent a considerable amount of time trying to come up with something that might have impact and be valuable to those who have chosen to be Realtors®. I remember my training, and that it is a choice to holds yourself to a higher standard than required by law.  So what to say?  I decided to go to the NAR website and refresh my memory as to what I committed to.  IT was an interesting read.  Affirming my choice to hold myself to the highest standard, and expecting the same from my counterparts. Just this week we received several calls from people wanting to move to Fort Collins Colorado.  Some were referred by other agents others just called and said can you help.  It is a joy to help folks find homes in our community.  Fort Collins has been nationally recognized as one of the best places to live(#1 and #2 in two of the last 3 years Money Magazine).  I will write another day about how great our community is. We all have skills that we bring to our profession as Realtors.  One thing that I find helpful to bring to the table is the knowledge and experience in framing and construction.  Yesterday Ihad the opportunity to help an associate start framing his garage.  One of the best things that happened yesterday is that another of our associates came to pitch in.  He had NO experience but wanted to help and learn.  He got the opportunity to see what it takes to build a simple wall.  While not ready to build his own home, I think it will help him to have a little better idea about construction and help him be a better agent. By the way, I am a little sore today.  It is good to know I can still build something even if my muscles are complaining.

It seems that is the most popular question for me right now.  I first remind them that I am primarily a Realtor, a real estate service professional, then I talk them through the pros and cons. We establish the likely cost of refinancing, current intrest rates,possible savings, and the period for payback.  We also talk about how long they will be in they're current home.  But it is rarely that simple.  Twice in the last 24 hours the situation included a second mortgage or line of credit. So it was a good reminder that today maybe morethan before things are complicated. The best advice I have for anyone is lets talk about your personal situation.  Suggest they speak with their lender.  Provide service.  Make myself of value to them, and demonstrate I have their best interest as my priorit...
