The Albuquerque's North Valley is about to get a little quieter. Construction started today on the first of 6 railroad crossings that are being converted to be "quiet crossings". The 6 crossings are between Candelaria and Osuna with the Candelaria crossing being started first. I'm hopeful that once these are constructed, money will be found to convert the rest of the North Valley crossings so the rest of the valley can benefit from the reduced train horn noise. My hats off to the residents and officials that have worked hard over the past many years to see this come to fruition! Take care, Tracy http://www.WelcomeHomeABQ.com/

This is my first blog entry ever!  I am an associate broker in the Greater Albuquerque area and I am writing today to inform everyone with money to invest in real estate that there are some truly amazing investment opportunities here in New Mexico.  Not all exist in the Albuquerque area...in fact some of the best opportunities I am seeing are in surrounding communities where oil and gas are thriving in addition to other economic development factors.  If you want to know more about new construction opportunities in areas with great returns, feel free to drop me a line.  As for the local seen, I am still coming across great real estate investment properties here in Albuquerque, NM.  In fact, how does a 103K sound for a house that needs a little work and is truly worth about 150K conserva...

How often do sellers who'd like to get an overy-high price for their home say something along the lines of "I want to at least try the higher price for a while. Let's test the water; what have we got to lose?"The answer, at least in Albuquerque, is "A SALE!"Here's why:Like all the rest of the country, Albuquerque's real estate market has been slowing. We're still better off than most areas, but the number of listings on the market has nearly tripled since early 2006. So loads of homes are just sitting on the market, as this current absorption rate study shows. Many of those homes are sitting exactly because their sellers are priced speculatively. Right now, in Albuquerque, houses that are over-priced are NOT SELLING. Period. The proof is in the fact that 2007 average SALES prices differ ...

Albuquerque's latest real estate absorption rates indicate home sellers here in New Mexico really need to get real about the real estate market. How come? Absorption rate is one of the best indicators of whether a local real estate market is a buyers' market, sellers' market, or just evenly balanced. Here's why: absorption rate indicates how long it is likely to take to sell ALL the existing homes in a given marketmarket, assuming the rate of sales stays constant and no new listings are added to the pool. Here's how it works: Take all the listings that are on the market in the target area, and divide by the number of listings that sold in the past month in that same area. This tells us how many months we could expect it to take to sell all the current inventory in an area, IF the rate of...

Wow.. it's good to be back! Of course, it was good to be away, as well! My husband, Brian, and I recently returned from spending weeks in Europe to celebrate our 25th anniversary. For any of you who have never been, it is incredible. Think castles on the Rhine, Venetian gondola rides, hikes in the Alps, or in the back-country of Wales. And it all comes complete with amazing food, fabulous museums, glorious cathedrals, and history, history, everywhere! I'd highly recommend a vacation in Europe to anyone! Then, too, we were excited to return, as we were having a complete kitchen remodel done while we were away. That should have been great to come home to, as well.Unfotunately, NOT!In our absence, the contractor had installed different tile than we ordered, and done it in a fashion that mad...

During balloon fiesta time in Albuquerque, NM, it is not unusual to step out your front door to hear and see a hot air balloon hovering overhead. But what are the odds of discovering that the balloon is being piloted by friend or an acquaintance and is so close that you can talk to each other? This morning I had one such one-in-a-million encounter. I stepped out of my house to go to the letter box and heard a balloon nearby. I looked up and saw it hovering low over my neighbor's house. I waved as I usually do to the people in the gondola. They waved back. I could hear them talking and thought I recognized a voice. I called out, "Bob is that you?"To my surprise, the answer came back, "Eloise, is that you? We are looking for a street to land on." At this point, some of my neighbors who he...

Albuquerque is divided into four quadrants: Northeast, Southeast, Northwest, and Southwest . The North and South dividing line is Central Ave, also known as "Old Route 66."  Broadway is the dividing line between East and West, or to native residents, the railroad tracks. Each quadrant has its own unique qualities and distinctive neighborhoods.  Four Hills neighborhood located in the Southeast corner of Albuquerque, is a well established community with  private golf, tennis,  swimming facilities, and two parks for recreation. The history of the Four Hills dates back to the 1950's.  It was the new location for beautiful custom homes overlooking the city and enjoyed great views and access to the mountains.  One of the neighborhoods most famous attractions was the Western Skies Motel.  The ...

Carole Provenzale's beautifully illustrated post  Fun at The Fair: Bellmore, Long Island, New York/A Feng Shui Consultants' Play Time! reminded me of my own New Mexico State Fair 2007 experience that I described elsewhere and made me aware that she and I have something in common. I too, like this time of year with its fairs and fiestas and try to visit as many as possible. Our New Mexico State Fair ended two weeks ago. As always, it was delightful. It presented lots of photo opportunities, but in writing about it, I chose to focus on my friend's quilting achievement. I was very pleased to have a friend who was a winner. Speaking of a season for fairs and festivals, the State Fair has hardly closed its gates before the Balloon Fiesta's startin two days on October 6. I shall, of course, b...

I wrote the post below last year to introduceAlbuquerque, New Mexico's annual international event and to celebrate my very first ride in a hot air balloon. I was very pleasantly surprised with the calm and peacefulness of the ride. From start to finish, from take off to landing, it was like floating on a cloud. Reflecting on that flight, it is difficult to reconcile it with yesterday's tragic events relating to a balloon flight. Of course, on a calm uneventful flight, we tend to forget how really frail our balloon vessels are. I wrote:Our annual 9-day balloon fiesta event in Albuquerque, New Mexico starts in two days. Just in case you are unable to attend, here is a way to enjoy a ride vicariously - come fly with me. More Information For more information on an event that brings thousan...
